Home Price Rises Worth The Wait

 

Last year was a big one for Sydney property values, with the average home rising about 12 per cent on 2008 prices.

 

That is the highest annual growth since February 2004. Such strong growth has been a long time coming for Sydney.


While other cities enjoyed relatively buoyant market conditions,
Sydney values remained mostly in the doldrums.


On an annual basis,
Sydney values declined for almost two years after the market peaked in July 2004 and did not record a recovery until the middle of last year.

To provide perspective, between 2004 and the end of last year
Sydney recorded an average annual rate of growth of just 2.2 per cent.

Melbourne's values appreciated by 8.3 per cent a year and Brisbane's rose 7.3 per cent. Top performer Darwin had values increase at 17.9 per cent a year.

It is important to remember
Sydney's is a large market. It is the nation's largest capital city property market, with more than $62billion worth of house, unit and land sales over the year. Like any market, there have been some regions and sectors that have performed better than others.

 

Broadly, despite recording the largest falls in values during 2008, the prestige sector showed the strongest rate of growth last year, with values in the top 20 per cent of the market up by just over 16 per cent.

 

That can be compared with values in the most affordable 20 per cent of the market, which were up by a much lower 9.7 %

 

Regionally, the markets that have shown the most improved values have been in the eastern suburbs, where prices increased almost 25 per cent over the year to November.


Interestingly, the eastern suburbs were one of the worst-hit regions during the global financial crisis, with falls in value of 14.9 %


Market activity was most concentrated in the
Blacktown council area, which accounted for 9 per cent of all Sydney house sales and 20 per cent of all Sydney land sales.


The unit market was mostly focused around inner
Sydney, with the City of Sydney council area making up 11 per cent of all unit sales throughout the year.


The nuances in the market vary from region to region and even from suburb to suburb and street to street.
