  • Make your home inviting. Try and make the inside of your home look and feel very comfortable, this can be done with very little work at all. Keeping the blinds and curtains open to let in sunlight and placing fresh flowers around the house to name a few, make the house feel warm and look bright. A warm, comfortable heated home on cold days adds a feeling of cosiness and welcome. On a hot day make sure your home is well ventilated. Smokers and dog owners beware, nothing makes a buyer want to get out of a property quicker than stale air. Room deodorisers, a bowl of pot pourri and open windows will all help.

 

  •  Keep your house accessible. Leaving a set of keys with the agent is the best way to make sure when a purchaser wants to view a property that he or she actually can. You don’t want to lose a potential buyer because of an access problem. With an exclusive agreement the security is kept tight at all times, as there are not multiple agents with a key to your house.

 

  • Fix all minor repairs. Minor things that might only cost very little to fix may put a potential buyer off your property. Buyers tend to make a note of things that need attention and most of the time it reflects in the offer. They tend to exaggerate the price of repair in their head, and budget for the worse scenario. Replace any cracked tiles on the roof. Check the guttering to make sure it is sound and not clogged with leaves. Replace rusted or sagging sections. Check all fencing, replace any palings that have fallen down or repair any holes. Check all windows and flyscreens are in working order, fix any cracks or holes. Check the plumbing and replace any leaking tap washes.

 

  • Keep your home clean and tidy. Buyers try to imagine themselves living in the property they are viewing. Make sure your visitors enter a clean and uncluttered interior. Keep your lawns neatly mowed and all rubbish removed, paths kept clean, toys and garden tools stored away. Try to present your gardens as workable and inviting. clean and tidy your garage and storage areas. Remove all oil stains from the garage floor and driveways. Make sure the garbage and recycling bins are unobtrusive and tidy. Ensure that all cobwebs have been removed from the inside and outside of the home.
